October 2026 delivered a rare synchronized retreat in Greater Vancouver real estate, with both transaction volume and new supply dropping sharply. According to Greater Vancouver REALTORS® (GVR), residential sales totaled just 2,024 units for the month, representing a 10.2 per cent decline from October 2025 and sitting 22.5 per cent below the ten-year seasonal average. New listings fell in tandem, down 11.6 per cent year-over-year to 4,805 properties. The pullback wasn't merely statistical—it coincided with a surprise Bank of Canada rate hike and a snap provincial election that injected sudden uncertainty into household financial planning. Chief economist Andrew Lis noted that market participants essentially hit pause to recalibrate amid the "onslaught of news coverage" and confusion over mortgage rate trajectories.
